Santa Monica R1 Zone changes

After an extensive public outreach effort, the Santa Monica City Council approved changes to the development standards for the Single-Unit Residential (R1) zone district and associated sections of the Zoning Ordinance on October 22nd

The intent of the revisions was to address the size of new home construction, incentivize the retention of existing homes, and to make the standards more user-friendly. Amongst other revisions, key changes include the following: * Parcel Coverage + 45% for new two-story structures + 50% for new one-story structures + 55% for existing structures proposing additions + Guaranteed minimum parcel coverage for parcels less than 5,000 square feet + ADUs are exempt from parcel coverage * Building Height – 28 feet with no wall height above 23 feet * Increased front and side upper-story setbacks * Size limitations on upper-story outdoor spaces These new standards will become effective on January 1, 2020, subject to a second reading on November 12, 2019 by the City Council.
